中小型發展商處境兩難

禮 頓 山 成 功 開 盤 後 , 樓 市 的 氣 氛 雖 有 所 改 善 , 但 價 格 卻 被 拖 低 了 不 少 。 因 為 禮 頓 山 的 頂 層 相 連 單 位 雖 可 賣 到 一 萬 四 千 元 一 呎 , 但 低 層 乏 觀 景 的 單 位 卻 只 賣 五 千 五 百 餘 元 一 呎 。 在 市 場 本 身 已 處 於 不 利 環 境 的 情 況 下 , 對 低 價 的 反 應 似 乎 比 高 價 強 烈 。 其 他 新 開 盤 的 發 展 商 亦 紛 紛 仿 效 新 鴻 基 , 以 高 價 建 形 象 , 以 低 價 作 招 徠 。 可 惜 形 象 未 成 功 建 立 之 前 , 一 場 新 的 減 價 戰 卻 已 被 觸 發 了 。 一 些 在 高 峰 期 買 入 了 土 地 的 發 展 商 現 在 已 處 於 兩 難 的 境 地 , 不 加 入 減 價 戰 , 休 想 有 機 會 賣 得 出 , 但 如 果 以 有 競 爭 能 力 的 價 錢 開 盤 , 則 可 能 連 地 價 成 本 也 收 不 回 , 枉 論 建 築 成 本 與 利 息 了 。 可 惜 猶 豫 不 決 的 結 果 卻 是 價 位 每 況 愈 下 , 年 中 不 開 盤 , 希 望 年 尾 會 好 一 些 , 誰 知 年 尾 的 情 況 比 年 中 更 差 。 現 在 到 了 年 尾 , 又 不 知 是 否 應 等 明 年 初 才 開 。 
有 位 中 型 的 發 展 商 問 我 , 面 對 這 樣 的 處 境 有 何 解 救 。 我 勸 他 必 須 面 對 現 實 , 不 宜 把 策 略 建 立 在 虛 幻 的 希 望 上 。 
最 恰 當 的 做 法 是 : 按 市 場 可 以 接 受 的 價 錢 把 可 供 出 售 的 樓 盤 套 現 , 與 此 同 時 , 趁 地 價 被 樓 價 拖 低 的 時 候 入 地 作 對 沖 。 這 樣 , 將 來 樓 價 回 升 的 話 , 賺 錢 一 定 比 把 現 時 手 上 的 樓 盤 守 到 價 升 才 賣 更 多 , 因 為 持 有 現 樓 的 利 息 成 本 一 定 比 持 有 未 發 展 完 成 的 項 目 的 利 息 高 。 另 一 方 面 , 地 價 的 跌 幅 往 往 超 越 樓 價 , 新 買 入 的 土 地 , 其 價 格 會 反 映 未 來 的 投 資 風 險 及 發 展 商 應 有 利 潤 。 令 新 項 目 賺 錢 一 定 比 挽 救 舊 項 目 容 易 。 
再 者 , 如 果 今 天 不 開 盤 , 愈 等 下 去 面 對 的 競 爭 只 會 更 激 烈 。 因 為 , 遲 些 時 候 將 會 有 愈 來 愈 多 的 在 金 融 風 暴 後 低 價 入 地 的 項 目 參 與 一 起 競 爭 。 禮 頓 山 就 是 在 九 八 年 入 地 的 , 其 減 價 競 爭 能 力 自 然 會 比 九 七 或 之 前 入 地 的 樓 盤 高 。 將 來 這 類 樓 盤 只 會 越 來 越 多 , 現 時 不 走 , 更 待 何 時 ?
