樓 市 自 五 月 下 旬 開 始 好 轉 以 來 , 已 持 續 向 好 近 四 個 月 。 其 間 的 升 幅 雖 然 不 多 , 只 有 兩 三 個 百 分 點 , 但 能 穩 步 向 好 這 麼 長 的 時 間 已 屬 金 融 風 暴 以 來 少 見 。 這 種 情 況 反 映 今 次 轉 好 並 非 一 般 技 術 性 反 彈 , 而 屬 於 趨 勢 上 的 根 本 性 改 變 。 這 段 期 間 的 市 場 特 色 是 交 投 量 明 顯 上 升 , 由 一 個 月 六 千 宗 左 右 升 到 八 千 宗 左 右 , 升 幅 高 達 30%。 其 中 交 投 量 增 長 得 較 快 的 是 一 手 市 場 , 二 手 市 場 的 交 投 量 雖 亦 有 所 增 加 , 但 幅 度 只 有 十 餘 個 巴 仙 , 明 顯 及 不 上 一 手 市 場 。

一 手 市 場 雖 然 交 投 較 多 , 但 加 價 的 條 件 卻 未 成 熟 .。 因 為 , 買 家 光 顧 一 手 市 場 , 並 非 二 手 市 場 已 沒 有 選 擇 , 而 是 貪 一 手 市 場 的 價 格 便 宜 , 你 一 加 , 他 就 轉 投 二 手 市 場 , 況 且 發 展 商 之 間 也 存 在 著 激 烈 的 競 爭 , 你 不 肯 平 , 買 家 自 然 流 向 其 他 發 展 商 的 樓 盤 。 此 之 所 以 一 手 市 場 交 投 雖 然 增 加 了 近 倍 , 但 價 格 卻 只 有 三 兩 個 巴 仙 的 升 幅 。 我 估 計 , 一 手 市 場 要 旺 多 半 年 左 右 , 才 能 清 除 發 展 商 手 頭 積 累 的 盤 口 , 屆 時 價 格 才 可 能 有 更 大 的 升 幅 。 
近 期 市 場 的 另 一 個 特 色 是 開 始 有 投 資 者 入 市 買 樓 收 租 。 出 現 這 個 現 象 的 原 因 , 除 了 因 為 人 們 預 期 樓 價 有 機 會 向 好 之 外 , 還 與 整 個 經 濟 大 氣 候 有 關 。 經 濟 衰 退 初 期 , 人 們 剛 嘗 過 借 貸 過 份 的 苦 頭 , 故 個 個 都 說 現 金 才 是 皇 帝 , 現 在 , 經 濟 已 開 始 恢 復 , 利 率 已 沒 有 當 時 那 麼 高 , 持 有 現 金 不 去 投 資 實 是 一 種 浪 費 , 故 資 金 又 逐 漸 由 銀 行 系 統 流 入 投 資 市 場 。 
在 樓 市 蕭 條 期 間 , 樓 價 的 跌 幅 明 顯 大 過 租 金 。 以 至 租 金 的 回 報 率 已 比 金 融 風 暴 前 大 為 提 高 。 尤 其 是 商 業 樓 宇 市 場 , 現 時 的 租 金 回 報 率 已 有 六 厘 左 右 , 與 長 債 的 息 率 差 不 多 , 因 此 , 投 資 者 入 市 的 比 例 已 愈 來 愈 多 。 這 些 流 入 地 產 市 場 的 資 金 , 不 但 有 本 地 的 , 而 且 還 有 不 少 是 外 來 的 , 甚 至 可 以 說 外 來 的 比 本 地 的 還 要 多 , 還 要 來 得 早 , 難 道 真 是 旁 觀 者 清 當 局 者 迷 ? !
