地 產 代 理 的 佣 金 收 入 常 被 用 作 量 度 樓 市 的 溫 度 計 , 如 果 從 這 個 角 度 來 看 , 香 港 樓 市 確 在 七 月 份 多 了 不 少 新 的 動 力 。 對 於 經 紀 來 說 , 任 你 羅 列 種 種 利 好 因 素 都 沒 有 意 思 , 最 重 要 的 是 佣 金 收 入 是 否 真 的 有 所 增 加 。 近 期 地 產 代 理 情 緒 高 漲 , 正 是 因 為 七 月 份 整 個 行 業 的 佣 金 收 入 都 得 以 大 幅 提 高 。 以 中 原 為 例 , 七 月 份 的 佣 金 收 入 共 達 九 千 三 百 八 十 三 萬 , 扣 除 來 自 中 國 物 業 的 一 千 一 百 三 十 三 萬 後 , 有 八 千 二 百 五 十 萬 是 來 自 香 港 物 業 市 場 的 。 這 已 是 過 去 十 四 個 月 來 最 高 的 數 字 了 , 反 映 市 場 上 的 交 投 確 有 增 加 。 
據 了 解 , 其 他 的 行 家 亦 有 類 似 的 情 況 , 顯 示 樓 市 復 甦 是 一 個 普 遍 的 現 象 , 並 非 個 別 經 紀 行 好 運 才 做 多 了 生 意 。 
起 初 , 我 對 七 月 份 的 佣 金 收 入 上 升 採 取 了 相 對 保 留 的 態 度 , 不 敢 把 後 市 看 得 太 好 。 原 因 是 七 月 份 的 佣 金 收 入 中 有 近 半 是 來 自 發 展 商 的 , 即 是 說 一 手 市 場 的 成 交 所 佔 的 比 例 非 常 高 。 一 手 市 場 是 消 耗 性 的 , 賣 了 一 個 單 位 就 消 耗 了 一 個 客 人 。 旺 一 段 時 間 後 , 客 人 就 買 少 見 少 , 須 待 一 段 時 間 才 能 積 累 新 的 購 買 力 。 相 反 , 二 手 市 場 卻 有 再 生 能 力 , 賣 出 了 自 己 單 位 的 小 業 主 旋 即 又 得 在 市 場 上 覓 新 居 , 故 能 生 新 不 息 。 所 以 我 總 覺 得 單 是 一 手 市 場 興 旺 仍 不 足 以 扭 轉 市 場 的 弱 勢 。 
不 過 , 從 另 一 個 角 度 來 看 , 一 手 市 場 的 交 投 增 加 , 一 樣 可 以 反 映 入 市 的 資 金 正 在 增 加 , 顯 示 買 家 的 取 態 已 較 前 積 極 。 再 者 , 現 時 發 展 商 手 上 的 存 貨 的 確 太 多 , 能 令 這 些 存 貨 得 以 早 日 消 化 , 亦 有 助 於 減 輕 未 來 樓 市 的 壓 力 。 
近 期 我 對 樓 市 的 看 法 已 稍 為 樂 觀 , 除 了 上 面 所 述 不 再 完 全 否 定 一 手 成 交 的 意 義 外 , 還 因 為 發 覺 二 手 市 場 的 成 交 近 期 亦 有 改 善 跡 象 。 過 去 二 手 市 場 不 振 , 主 因 經 紀 都 給 發 展 商 召 集 去 做 一 手 盤 , 無 暇 照 顧 二 手 市 場 。 近 期 , 市 場 已 缺 少 焦 點 性 的 一 手 盤 開 售 , 不 少 經 紀 已 可 回 防 去 守 二 手 市 場 , 發 覺 二 手 市 場 一 樣 有 成 交 機 會 , 交 投 正 逐 漸 增 加 。 希 望 這 個 情 況 可 以 在 八 月 份 持 續 , 令 樓 市 有 個 平 衡 的 發 展 。
