租買比例確在轉變

昨 天 寫 過 我 對 今 年 樓 市 的 幾 點 猜 想 , 其 中 一 點 已 快 由 猜 想 變 為 現 實 了 , 這 就 是 租 買 的 比 例 確 正 在 轉 變 。 據 前 線 的 同 事 向 我 匯 報 , 他 們 已 遇 到 有 原 先 在 看 租 盤 的 客 戶 轉 為 想 看 買 盤 的 情 況 。 他 們 在 中 途 改 變 初 衷 , 反 映 他 們 的 思 想 最 近 出 現 了 變 化 。 是 什 麼 力 量 令 他 們 的 取 態 有 所 改 變 呢 ? 我 想 應 是 由 客 觀 環 境 的 轉 變 促 成 的 。 
九 九 年 初 的 時 候 , 港 人 對 前 景 尚 相 當 憂 慮 , 大 家 連 金 融 風 暴 是 否 真 已 過 去 都 未 敢 作 出 肯 定 的 結 論 。 當 時 的 香 港 人 , 不 但 不 敢 買 樓 , 連 消 費 也 就 住 就 住 。 但 今 年 的 形 勢 確 實 有 了 根 本 性 的 轉 變 , 股 市 創 歷 史 性 新 高 , 外 資 不 斷 流 入 , 港 元 又 恢 復 強 勢 , 而 整 體 經 濟 亦 正 在 持 續 增 長 。 人 們 對 資 訊 科 技 產 生 了 無 限 憧 憬 , 以 為 世 界 可 能 因 此 得 救 , 閒 資 又 再 流 出 市 場 活 動 , 消 費 意 慾 正 不 斷 回 升 。 這 種 客 觀 環 境 的 轉 變 , 怎 會 不 對 人 們 在 租 買 的 取 態 上 產 生 影 響 ? 
一 個 人 在 決 定 究 竟 應 該 租 樓 還 是 買 樓 時 , 最 大 的 考 慮 其 實 在 他 如 何 看 樓 價 的 趨 勢 。 如 果 他 認 為 樓 價 會 跌 , 他 就 會 傾 向 租 , 以 避 免 招 致 資 產 貶 值 的 損 失 。 如 果 他 認 為 樓 價 會 升 , 他 就 會 傾 向 買 , 因 為 這 可 能 帶 給 他 一 次 賺 大 錢 的 機 會 。 有 更 多 的 人 轉 租 為 買 正 好 反 映 有 更 多 的 人 轉 為 看 好 樓 市 , 這 種 趨 勢 上 的 改 變 , 將 必 然 會 在 樓 價 上 反 映 出 來 。 
九 九 年 土 地 註 冊 署 約 有 十 萬 份 買 賣 合 約 登 記 , 如 果 行 內 對 九 九 年 租 買 比 例 作 四 六 開 的 比 例 沒 有 錯 的 話 , 即 另 有 六 萬 六 千 宗 左 右 的 租 賃 成 交 , 即 全 年 共 有 十 六 萬 六 千 宗 左 右 的 市 場 活 動 量 。 今 年 即 使 不 計 新 生 的 需 求 , 單 是 因 為 租 買 的 比 例 由 四 六 轉 為 三 七 , 可 足 以 令 買 樓 的 需 求 增 加 一 萬 六 千 多 宗 。 在 需 求 增 加 下 , 樓 價 在 今 年 轉 跌 為 升 看 來 已 是 必 然 的 趨 勢 了 。
