樓市技術性走勢轉強

從 技 術 性 分 析 的 角 度 來 看 , 住 宅 樓 市 的 走 勢 已 經 轉 強 。 昨 文 中 我 已 指 出 , 近 期 交 投 量 已 大 幅 增 加 , 顯 示 流 入 的 資 金 正 在 增 加 , 令 價 位 的 上 升 增 添 了 動 力 。 如 果 樓 價 真 的 在 現 水 平 回 升 的 話 , 從 走 勢 上 看 就 首 次 出 現 ( 指 九 七 年 中 以 來 ) 浪 底 上 移 的 現 象 。 樓 市 自 高 峰 回 落 以 來 , 雖 出 現 過 多 次 反 彈 , 但 反 彈 完 之 後 旋 即 回 落 , 而 且 跌 穿 上 次 的 市 底 , 形 成 一 浪 低 於 一 浪 的 熊 市 走 勢 。 以 至 每 次 樓 市 回 升 都 被 人 擔 心 為 另 一 次 小 陽 春 , 即 不 是 真 的 春 天 來 了 , 很 快 又 會 再 下 雪 。 但 今 次 的 情 況 有 點 不 同 , 上 次 跌 得 最 厲 害 的 時 候 應 是 去 年 八 九 月 的 時 候 , 當 時 香 港 受 對 沖 基 金 衝 擊 , 金 融 市 場 非 常 動 盪 , 樓 價 亦 從 高 峰 回 落 了 五 成 有 多 , 隨 著 政 府 推 出 的 穩 定 金 融 市 場 新 措 施 生 效 之 後 , 樓 價 在 十 月 及 十 一 月 出 現 反 彈 , 升 幅 有 十 至 十 五 個 巴 仙 , 十 二 月 樓 市 又 遇 阻 力 , 在 一 至 二 月 間 又 輕 微 回 落 了 五 個 巴 仙 左 右 , 如 果 樓 市 能 在 這 個 水 平 回 升 , 那 這 次 回 落 就 不 會 穿 底 , 市 底 經 過 考 驗 仍 能 維 持 就 會 更 為 鞏 固 , 人 們 對 它 就 會 更 有 信 心 。 我 相 信 今 後 再 經 一 兩 次 考 驗 , 如 果 都 跌 不 穿 去 年 八 九 月 的 低 位 的 話 , 樓 市 就 可 以 確 認 見 底 。 一 條 支 持 線 將 會 在 去 年 八 九 月 的 水 平 形 成 , 以 後 每 跌 至 這 個 水 平 , 都 會 吸 引 買 家 入 市 , 成 了 入 市 的 安 全 水 位 。 
另 一 方 面 , 如 果 大 家 有 留 意 中 原 網 頁 上 所 提 供 的 各 大 屋 村 的 走 勢 圖 的 話 , 你 會 發 現 , 大 部 分 屋 村 樓 價 的 三 個 平 均 線 已 移 近 六 個 月 平 均 線 , 部 分 更 升 至 六 個 月 平 均 線 之 上 , 這 是 樓 市 見 底 的 首 個 訊 號 , 如 果 遲 些 時 , 三 個 月 平 均 線 能 超 越 十 二 個 月 平 均 線 , 那 樓 市 就 真 的 能 確 認 見 底 , 屆 時 放 心 入 市 的 人 就 會 更 多 。 
我 覺 得 , 用 家 及 現 金 充 足 不 需 惜 貸 的 投 資 者 在 現 水 平 已 可 考 慮 入 市 , 但 如 果 借 錢 去 買 樓 收 租 則 還 不 值 得 , 因 為 租 金 回 報 率 仍 遠 低 於 按 揭 利 率 , 而 即 使 樓 價 見 低 , 亦 可 能 還 要 低 位 徘 徊 一 段 時 間 , 短 期 裏 樓 價 的 升 幅 可 能 不 足 以 補 償 利 息 上 的 損 失 , 投 資 者 仍 要 小 心 。
