豪宅市場的壓力應屬短暫的

這 樣 惡 劣 的 情 況 , 應 不 會 在 今 次 跌 市 中 出 現 。 今 次 跌 市 , 原 因 主 要 是 經 濟 上 的 , 但 上 次 跌 市 則 由 政 治 原 因 所 造 成 。 當 時 中 國 還 未 完 全 開 放 , 人 們 對 共 產 中 國 的 恐 懼 遠 比 今 天 為 大 , 一 聽 到 中 國 可 能 在 九 七 年 收 回 香 港 ,住 在 豪 宅 裡 的 有 錢 人 就 雞 飛 狗 走,不 計 成 本 也 要 把 不 動 產 套 現, 這 樣 才 出 現 豪 宅 的 租 金 回 報 率 升 到 這 麼 高 的 情 況。當 投 資 前 景 風 險 高 的 時 候,必 須 有 高 的 回 報 率 作 吸 引 才 會 有 資 金 流 入。現 在 豪 宅 的 回 報 率 仍 只 有 四 五 厘 左 右,可 見 投 資 者 對 前 景 還 不 至 看 得 太 悲 觀。 
現 在 九 七 已 過 , 港 人 對 一 國 兩 制 已 漸 適 應 , 因 政 治 原 因 要 賣 豪 宅 套 現 的 人 應 絕 無 僅 有 , 因 此 不 用 擔 心 豪 宅 的 價 格 價 會 跌 至 租 金 回 報 率 高 過 貸 款 利 率 的 水 平 。 相 反 , 由 於 中 國 容 許 一 部 分 人 先 富 起 來,這 批 先 富 起 來 的 人, 都 會 想 搬 來 香 港 居 住,令 香 港 的 豪 宅 市 場 多 了 一 個 新 的 需 求 來 源。住 在 美 國 比 華 利 山 的 人 來 自 美 國 各 地,將 來 住 在 香 港 山 頂 南 區 的 人 也 來 自 中 國 各 地,而 非 單 是 來 自 香 港 人。中 國 這 麼 大,先 富 起 來 的 人 那 麼 多,香 港 豪 宅 的 市 道 是 不 會 太 差 的。因 此, 我 相 信,當 前 豪 宅 所 受 的 壓 力 只 屬 短 暫 的 , 待 金 融 風 暴 的 衝 擊 過 去 後,豪 宅 市 場 的 表 現 仍 可 以 比 中 小 型 住 宅 市 場 為 佳。起 碼,豪 宅 市 場 沒 有 公 營 樓 宇 大 量 供 應 的 干 擾。
